Nature Farms is a dream of three dynamic and successful entrepreneurs who have combined their strengths to improve the lives of the urban dweller by taking them away from the stress, chaos, gray, pollution filled life of the concrete jungle to serene, calm & relaxing, clean & pollution free life in the lap of nature. They have formed a group by name of SUMS to promote the Nature Farms & Resorts : SUMS is derived out of the first alphabet of the given names of the Directors – Promoters. SUMS is the result of their combined energies, vision and efforts.

Promoters Profile

  • Mr. Sunil Mehta, Post graduate from St. Stephens College, Delhi University. Mr. Mehta is the Founder Director of SSM Pharmaceuticals Pvt. Ltd. and PMG Pharmaceuticals, pharmaceutical formulations manufacturing companies. Mr. Mehta has about ten years of experience of international trading ( mainly for China, Europe and USA) of Silk, Banking Equipments, Handicrafts, Pharmaceuticals, Home appliances, Electronic Security Systems etc. He was also appointed as the Chief Coordinator between the State Government and The Rajasthan Association of North America (RANA).Mr. Mehta was recommended for appointment to Indian Civil Services ( Grade 1, Gazetted) by the Union Public Services Commission on the basis of Indian Civil Sevices Examinations.
  • Mr. Mehta has over 10 years experience in real estate sector, and real estate based project developments. He was awarded the “Jal Mitra” award by the State Government for his outstanding services in the field of rain water harvesting, soil conservation, and improving the ground water level at “Nature Farms”. He was also awarded the “Gram Bandhu” award for performing community and social service in the villages.

  • Mr. Uttam Kumar Tharyamal, a graduate in commerce has work experience in Export and Imports of Handicraft, Textiles, Carpets, Silk Yarn and Jewellery. He has vast travel experience abroad and has very good understanding of international trade and relations. He has been the recipient of the “Golden Export House” by the Government of India for outstanding export performance in the handicrafts and textile segment. He has over 10 years experience in real estate sector, and real estate based project developments.

  • Mr. Mantosh Das, a chemical engineer from BHU with M.B.A. degree in marketing have varied experience in large-scale project clearance, management and execution from grass root level till commencement of commercial production. Beside he has wide experience in international marketing of chemical, silk and electronic devices. He is also an expert in salt related industries. He has over eight years experience in real estate sector, and real estate based project developments.

GENESIS: Nature Farms is a vision turned into reality of genuine nature lovers who have spent precious times observing,filming and learning from the best teacher in the universe: Nature. The rapidly growing urbanization and with it the growing levels of pollutions of all forms have made life equivalent to living in a slow gas chamber. The need for an environment where an urban dweller could escape from the hustle bustle of the cities, and live in fresh air where the chirping birds, and rustling of wind swept leaves is his music for the soul. Where the blue sky and the green surroundings would soothe his tired eyes. Where he would truly live in the lap of nature without forgoing the modern amenities, lifestyle, and his career / duties.

Nature Farms is an answer to all this. Far from the madding crowds, and yet not so far away from it all.

LOCATION: Situated in the scenic Syari Valley opposite the Amity University on the National Highway No.8 linking India’s capital New Delhi with the financial capital Mumbai. Nature Farms lies approximately 35 minutes (34 Kms.) drive from the heart of Jaipur, 2 hours from Gurgaon, and 3 hours from Delhi. The project is about 1100 meters off the national highway on a private road. The project is 1.5 kms away from National Institute of Medical Sciences, 3 Kms. Away from the Mega Sports City, 9 Kms away from the JDA township at Gunawata, and 12 kms away from Hotel Le Meridien .

PROMOTERS: SUMS Exim Pvt. Ltd. are the promoters and the developers of the Nature Farms. A brief introduction of SUMS Exim Pvt. Ltd. is attached along with. Nature Farms is not merely a commercial venture but more importantly a passion with the promoters. Their love for nature is amply manifested in this unique creation: The Nature Farms. This is a feeling that all have experienced on their visits to nature Farms. Each aspect of development has been personally supervised. Each vision carefully and painstakingly turned into reality.

“We came to India to expect the unexpected. Came to Nature Farms and the Tree House and discovered that it was here that heaven truly existed on earth.” So wrote some foreign visitors’ in the Visitors Book on their maiden visit to the Nature Farms. It also reflective of the feelings of many others who have visited the Nature Farms.

PLOT OWNERS’ PROFILE: Several leading citizens of the country from all walks of life are members of Nature Farms in the capacity of plot owners. The plot owners include, among others, family members of the Honourable Prime Minister of India, Union Ministers, fashion designers, pilots, Chairperson of India’s leading Industrial house, bollywood singers, sports persons of repute, senior bureaucrats, film producers, etc., etc.

PAYMENT TERMS: 30% advance and balance in four equal monthly installments. The registered sale deed would be done on receipt of 100% payment. Applicable stamp duties and registration charges on buyers account.






GOVERNMENT APPROVALS:
As the project falls outside the purview of JDA, hence all approvals require the permission of the Collector, Jaipur or the officers deputed by him. In this instance it is the Tehsidar, and the SDO, Tehsil Jamwa Ramgarh, and The District
Collector,Dist. Jaipur.

All permissions have been obtained in the prescribed manner which is as follows:

1. Division of Land, depicting on the map plots, roads, river stream, fencing, etc. .
2. Permission for land development: for leveling, road construction, and plantations. Making river streams, fencing, etc.
3. Conversion: Conversion of a part/ whole of the plot from agricultural to residential/ housing. This permission is granted per plot, and area granted for building is generally is approx. 400 sq. yards ( for every 2000 Sq. yards.) leaving the balance for gardens, farm, open areas, etc.
4. A registered sale deed is done for each sale, and the mutation ( Name transfer) is got done in the Government revenue records.
5. A site plan is provided to each plot owner along with the other papers depicting the location of his plot, measurements, area for construction, etc.
6. NOC from the forest department, pollution control, etc. is NOT required separately as the permission for land development and conversion is granted only after satisfying on these counts by the relevant authorities. A field report
from concerned Government field officers is obtained before such approvals are granted.

MANAGEMENT OF THE PROJECT: After the completion of the project,the promoters shall hand over the management of the project to The NatureFarm Owners’ Society, which is already registered under Rajasthan Socities Act.The society shall consist of members from the plot owners themselves and thepromoters. The promoters shall provide an ample office space for the Society at The Nature Farms.It is planned to ensure that the society remains flushed with funds to manage the Nature Farms in the best possible way. Other than the bare minimum maintenance charges to be paid by the members, the Society will also be entitled to Rs One Lac only on resale of each plot. The society is already functioning and has had one general Body meeting to frame the bye laws. The next General Body meeting is scheduled to be held on 28th June, 2009 with an agenda to consider the annual maintenance charges, and the time of its applicability.
